Immerse yourself in highland luxury and experience five star Scottish hospitality at Lundin Farmhouse in the heart of rural Perthshire. You can watch the Curlew flying across the panoramic views of the strath towards Ben Lawers, fish the Tay or the farm’s private lochan, as long as the Osprey doesn’t beat you to all the trout! Set on a working farm and sporting estate with its own Neolithic ancient stone circle, this is a Scottish home like no other. With games room, two wood burning stoves, farmhouse kitchen, snug room, sun room, underfloor heating, bedroom suites and spectacular panoramic views. You will truly feel like Laird or Lady of the strath, if only for a few days.

As you climb the hill through the estate from the Tay, past the stone circle dating back some 4000 years, the views gradually unfold. Turning the corner, the elegantly converted and opulently finished Lundin Farmhouse comes into view. You will find ample car parking at the front of the house by the Victorian courtyard within the fully enclosed private garden extending to fields and forests beyond, you have truly arrived!

Lundin Farmhouse is a beautifully renovated Victorian home, ready to welcome 10 lucky guests looking for a peaceful, luxurious and laid-back escape. Ideal for larger families or a group celebration, it benefits from lots of space for socialising both inside and out.

The large front porch offers space for muddy boots and muddy dogs with its handy utility room and ground floor shower room leading round to the beating heart of this home - the magnificent open plan living area and large farmhouse kitchen. Every inch of this lodge exudes quality, elegance and comfort from the tiled floors with underfloor heating to the quality bed linen.

The farmhouse kitchen is a clever combination of traditional heritage and modern design with its electric Aga, two induction hobs, two dishwashers, wine fridge and American fridge-freezer with filtered water and ice maker. It is the perfect place for any family chef to cook up a storm for hungry adventures just in from a day of Highland pursuits. If you're lucky enough to reach the trout in the loch before the greedy Osprey, feel free to take one home for dinner! Every eventuality has been thoughtfully considered in this very well equipped kitchen which includes wine decanters, oyster knife, lobster crackers and carving set. Perhaps you will choose to farm out the mundane jobs of daily life and indulge in private in-lodge catering or wine and dine in some of Perthshire’s finest eateries located in and around Aberfeldy only 2 miles away from the farm.

A large wooden table with benches sits in the centre of the kitchen, perfect for breakfast, relaxed meals or to sit and chat over a cup of coffee. The dining area with vaulted roundel ceiling is the ultimate space for dinner parties however you will be forgiven for not admiring the beautiful decor and original artwork due to the immersive distraction of the panoramic views of the Tay strath perfectly framed in the triple-aspect dining room windows. These breathtaking views can also be enjoyed from the stylish and luxuriously finished open plan living room with large comfy sofas and contemporary wood burner.

After dinner, retire to the drawing room for snooker, chess or cards. If you must, check up on emails at the antique desk and make use of the super fast 4G WiFi. Alternatively and perhaps preferably, relax in front of your favourite Netflix drama on the large smart TV in the snug while warming your toes in front of the second wood burning stove. Every inch of this magnificent lodge is tastefully and thoughtfully finished with a perfect blend of antique furniture, modern luxury and original artwork from the Watermill Gallery in Aberfeldy, many pieces painted by the talented artist Zanna Wilson.

If the winter sun isn't quite enough to tempt you outside, enjoy a coffee in the sun room taking in the farmland and ever changing landscape.

You will find five utterly delightful bedrooms each boasting lavish interiors and beautiful decor. As standard, there are 3 kings and 2 twin bedrooms however, all bedrooms have zip-linked beds offering flexibility to suit your group, just let us know at the time of booking. Every bedroom has its own lovely bathroom, four are en-suite while the fifth bedroom (a gorgeous twin in its own little annex) has a dedicated shower room for its occupants.

Experience the delights of living in this little slice of paradise and fish the farm’s lochan, have a go at paddle boarding or simply just stroll around the estate. Their bountiful land is yours to enjoy while staying at Lundin Farmhouse. The owners recommend an evening of private dining on the deck by the lochan as the sun disappears behind the Perthshire hills.

If it is a more casual evening you have planned, why not picnic by the enclosed rockery, take in the views and unwind in the hot tub or enjoy a barbecue by the fire pit in the sheltered Victorian courtyard.

If you can pull yourself away from the estate, Highland Perthshire offers an array of activities, day trips, eateries and unique experiences from summer water sports to skiing at Glenshee.

However you choose to experience this magnificent lodge and estate, you are guaranteed to want to return to Lundin Farmhouse year on year!

"Our holiday was spectacular! Honestly we all had the best time at Lundin Farmhouse. The house and scenery is stunning! We made lots of lovely memories and will definitely return in the future." July 2022

"Lundin Farmhouse was a great place for our 3-generation family holiday. The house is very spacious with plenty of areas for socialising and for the kids to play. The property is fitted out to the highest standards and at the same time was very comfortable and easy for us to settle into. We made great use of the garden and the spa hot tub during our stay, the views were spectacular. Our BBQ expert did wonders with the grill and firepit. We managed to hook three unlucky trout from the private lochan and my grandson enjoyed a fishing lesson, the fire pit was perfect for grilling the catch. We visited the Ben Lawers nature reserve. This is an idyllic spot and provides great adventure for the kids. Kenmore watersports also featured in the activities. The 2 mile walk from the house to Aberfeldy includes a lovely stretch along the Tay. We found great beach spots on the river and had great fun swimming and paddling. " August 2022

"We all loved the house and have no suggestions for any improvements at all. We are already planning to book again for March 2023. " November 2022

"We had a wonderful stay at Lundin Farmhouse thank you. Was such a lovely place to spend Christmas with family. Everything was supplied that could possibly be needed during the stay. It was a wonderful stay and a special place to visit. We hope to return at some point next year. " December 2022

"We had a wonderful and very special week in Aberfeldy whilst staying at the Lundin Farmhouse. What a beautiful house and setting which allowed for a relaxing week with parents, kids and grandparents. We will most definitely be recommending Lundin Farmhouse to others and hope to return in future. " February 2023

"Lundin is a wonderful house, a real treat on every front. Fabulous views, spacious rooms and social areas that never feel crowded, toasty warm, lovely decor, so well equipped and a wonderful location. We couldn’t recommend it enough after a stay with friends for a big birthday. We were all so smitten we thought we must make it an annual event! " February 2023
