Pityoulish Steading is a unique and beautifully restored slate-roofed farmhouse, where every space both inside and out has been thoughtfully designed for luxurious holidays. The other half of the steading is not renovated and wraps beautifully around the courtyard providing a private and secluded area to relax and enjoy. You’ll be close to pretty Loch Pityoulish, between Nethy Bridge and Coylumbridge, and surrounded by quiet farmland and forested hillsides. Each room has been finished to perfection with a combination of warm, natural materials and contemporary styling: big chunky original wooden beams, traditional Cairngorm stone, wood cladding, deer hides, sheepskins...everything in this lodge has a feeling of rustic opulence. You’ll feel wonderfully cocooned here in your own luxury Highland hideaway.
The stylish heart of this house is the sleek kitchen - an interior design lover’s dream! Two side-by-side full size ovens and a big fridge freezer will cope with all your cookery needs, and the big island is the perfect place for a pre-dinner cocktail or two. There’s also a really generously sized dining table, but if you prefer al fresco meals, the kitchen opens out via French windows onto a specially stone-built outdoor eating and relaxation area. Attractive traditional farm steading buildings form a big three-sided courtyard, with the original cobbles in some places and a grassy lawn at its centre. Stone benches and a sunken fire pit have been built using some of the reclaimed stone from the farm. There is a private outdoor dining area, and best of all, a large outdoor hot tub, with views over the loch and forest to the mountains.
Back inside, the kitchen leads to one of the farmhouse’s two porches, with solid wood benches and lots of hanging space. Next to that is a utility and drying room - containing a washing machine and tumble dryer, sinks and a wine fridge. The underfloor heating throughout the ground floor and upstairs bathrooms makes for fast drying of any outdoor clothing as well as keeping you toasty in the colder months.
At the other end of the kitchen is a snug area with wall-mounted TV, leading to a bedroom with super king or twin zip-linked bed. It has its own large shower room with decadent double sinks and a walk in rain shower.
Upstairs, one end of the upper floor opens up into a dazzlingly light and airy living space. It looks out at one mezzanine end over the kitchen, and at the other out towards the forested hills and across to the loch from its balcony - the perfect place to sit outside and enjoy a sundowner. During the day this living area is flooded with light from all sides, but it also has a wood burning stove and a huge TV for quiet and cosy nights in. Thanks to the dark skies around Pityoulish you can also enjoy a bit of stargazing from the comfort of the living area thanks to the lodge’s telescope.
Along the corridor is the master suite with a king-size bed and en-suite shower room with rain shower. The final bedroom offers a flexible super king/twin room with zip-link beds and its own bath and shower room next door.
Every part of this farmhouse has been restored to mix the beautiful original features with gorgeous modern design, but also incorporating extra touches that you’ll find incredibly useful while on holiday. There are porches at both the front and back doors, meaning that muddy boots and wet clothes can be kept out of the sleek interiors. There is one large and one small shed built into the exterior, for storage of bikes, skis, kayaks - or any other sporting equipment you may want to bring along! The outbuildings have also been cleverly re-purposed: one houses the games room with a ping-pong table.
The lodge is only a few minutes drive from Coylumbridge, so an ideal location for accessing the shops, restaurants and cafes of Aviemore, as well as the wide open spaces of Rothiemurchus, Glenmore, Loch Morlich and Cairngorm Mountain.
"This is such a special property and we definitely hope to return. Comfortable beds, wonderful furnishings and a magnificent kitchen were some of the highlights, not to mention the hot tub and firepit where we spent our evenings. The welcome pack was so lovely, and it was great that the items were all locally sourced. We were only there for a weekend - next time it will be longer! " May 2021
"Pityoulish was such a beautiful high spec lodge, it just ticked all our boxes and we had the best time. The hot tub was lovely to relax in with a glass of fizz after our walks. We certainly came home with very special memories." March 2022
"Absolutely stunning house and views. Really enjoyed our stay here, swimming in the loch (freezing), badminton, croquet, darts.......good fun! Thank you. " June 2022
"We had a fantastic time staying at Pityoulish Steading. The house looks amazing inside & out but is also comfy and well equipped too. Loved the hot tub and used it most evenings - great spot to sit & relax and admire the view! The house is in a great location, easy to get to places & in a really peaceful place. Also had some visits from local wildlife with a deer enjoying eating the grass. The kids loved roasting marshmallows on the fire pit & playing table tennis in the games room. We made the most of being so close to Rothiemurcus & Glenmore estates, as well as enjoying our usual walking routes we found some new ones too (including finding Aviemore’s TV mast on top of a nearby hill!). We also went bike riding, golfing, horse riding, paddle boarding, wild swimming & tree zoning!" September 2020
"We had a wonderful week at Pityoulish to celebrate my husbands 70th birthday due largely to the Steading itself. What a marvellous place and so well-appointed. We had everything we needed and enjoyed eating in and relaxing in the evening because we loved it so much. The hot tub was fantastic and my husband wished he had asked for one for his birthday. We played golf, visited the wildlife park, had a trip on the steam train and did some walking. So much to do and see in the area with the result we will definitely be back." May 2022
"We absolutely loved our stay here. The lodge is so beautiful, we never want to leave! It has been a dream to stay here, thank you so much. We hope we can return one day!" May 2022
"We had a wonderful weekend! We were really desperate for some time away from the same four walls of home. With a 15 y o girl, 17 y o boy, a cycling dad and a running mum, we’re a family who can struggle to find common ground on UK breaks, but this one was just the right balance of on-the-doorstep activity and chill time. We ping-pong’ed, petanqued, kicked a ball around, had a freezing dip followed by the hot tub and enjoyed a lovely evening BBQ-ing and toasting marshmallows round the fire pit. We only used the car to pick up some pizzas on Sunday night, and I’ve rarely enjoyed such a harmonious family getaway. It was freezing and (mostly) the weather was fowl, and that did not matter one jot. Pityoulish is a heavenly place – we would have stayed there for the rest of the month if it wasn’t for exams, work, and a general lack of clean clothes…oh and the fact its fully booked! Thank you for the excellent hospitality!" May 2021
"We had an absolutely wonderful time at Pityoulish Steading. It is the perfect house for a family break away. Everyone loved their rooms and a bathroom for each bedroom was a big plus! The kitchen and living areas were very well equipped and extremely comfortable. But it was the private setting in its own courtyard with hot tub, fire pit and outdoor eating area that sold it to us. Hopefully we will be back at some point." September 2020
"We thoroughly enjoyed our stay at Pityoulish Steading. Outstanding accommodation in an outstanding environment. What more can I say." June 2021
"What a special place where treasured memories have been made. Swimming, paddle boarding, boules, garden rugby and songs around the fire. Alongside a visit to the reindeers under a pure blue sky. Thank you for sharing this wee piece of paradise. " August 2022
"We had a wonderful week and very lucky with the weather. Pityoulish is a beautiful (living the dream) property with incredible views and location was fabulous, my niece and nephew tried out the paddle board I bought them for our break both at loch morlich and loch pityoulish which they said was the best. Games room and hot tub was a bonus to keep us busy. Many thanks again for your wonderful hospitality and service." October 2021
"The most beautiful home and location to spend quality time with the family for a 60th Birthday. Thank you so much. " October 2022
"We have returned safely from an absolutely fantastic stay. The lodge was decorated to such a high standard and immediately felt like a home from home. We thoroughly enjoyed using the hot tub in the evening and were amazed at the starry sky. It was always so warm and cosy which was definitely needed during the frosty days we had. The log fire added to this warmth. The guestbook app was fantastic, it was so handy to be able to access this whilst out and about. Any questions we had prior to our stay were always quickly responded to. Seasgair will certainly be our go to company in future for our annual holiday to Scotland! " November 2022
"Amazing accommodation. It's the second time we've stayed here and everytime it is a new experience. This time we enjoyed magical snow covered scenery. It has everything you could need for a holiday home and much, much more. Thank you for making a magical memory for us. " December 2022
"This lodge is genuinely beautiful and served as a fantastic getaway to make great memories." January 2023
"Amazing memories made in a beautiful place! Lodge, hot tub, games room & firepit were all fantastic. Location and walks are lovely, even better, we had snow. We could stay another week, we don’t want to leave! " January 2023
"A wonderful few days spent in this amazing steading! We cannot wait to come back..... Loved the hot tub and the men loved the games room. Lovely walks with the dogs down to the loch. " February 2023
"We and our family had a lovely stay last week at Pityoulish Steading. I feel that we made full use of all the facilities at the property. We were fortunate with the weather for the majority of the week, which meant we enjoyed the hot tub and games on the outside grassed area. We also managed an indoor games night. With the kitchen being well equipped, we ate in most nights too. It was just very relaxing all round. The layout of the steading was great, lots of social space and yet plenty of spots where you could have a quiet moment to yourself. Many happy memories were made during our stay. " February 2023
"Amazing place! Wonderful setting and a beautiful steading. Everything is perfect. A wonderful week of games, sightseeing and of course the hot tub. We can't wait to come back. " March 2023
