A former Victorian farm building transformed into an impressive contemporary lodge with incredible views of Abernethy Forest, the Spey and the Cairngorm mountain range.
Broomhill Steading provides that rare and very special combination of exceptional views, beautiful interiors and fabulous outdoor space. In 2018 what was once a humble farm outbuilding was converted into three adjoining light, airy and high specification, luxury lodges with Broomhill Steading sitting proudly at the rear of the three. We know you’ll be as wowed as we were when we first arrived!
Forming the back of a 3-sided open square, the lodge’s bedrooms and living spaces all look out onto what we think is one of the best views in all of Strathspey. The views from the first floor are particularly wonderful. Up on this level the big master suite has a king-size bed, a large shower room and its own living area with 55’’ TV. Across the landing is the family suite with a superking bed and two single beds, as well as another large en-suite shower room and a walk in wardrobe. All beds offer luxurious and high end mattresses, bedding and linen to aid your relaxation after a long walk or exciting journey. Between these two suites is a study area which is ideal whether you have work, reading, revision or route planning in mind! You can also access the back garden directly from the first floor...and this is where this lodge comes into a league of its own.
There’s a decked area with outdoor fire pit and barbecue, as well as a covered eating area or “sitouterie”. It’s the perfect place for a sundowner - and we mean that quite literally. From the garden you can watch some spectacular Cairngorm sunrises and sunsets, as well as take in an incredible Highlands panorama - all the way from Abernethy Forest across the River Spey to the mountains themselves. Further up the garden is another decadent treat: a luxurious 8 seater Scandinavian sauna, and every seat in the house looks out onto that magnificent vista. Even the outdoor rain shower is a shower with a view! The younger members of your party will adore the treehouse, its slide and climbing wall. The very youngest - and perhaps not so young too! - will adore watching the beautiful old trains of the Strathspey Steam Railway pull in at Broomhill Station, down in the valley below the steading. Which also provides direct rail links through the valley to Aviemore
Thanks to its panoramic aspect, Broomhill Steading’s ground floor is flooded with natural light during the day. Its open plan layout makes it a brilliantly sociable place to cook, eat and relax. The kitchen table seats 8 but there’s also a handy breakfast bar with a built-in wine fridge. The kitchen is open plan to a wonderfully relaxing lounge area with a 55” TV and woodburning stove. At the other end of the ground floor is the third bedroom with superking bed (or twins if you prefer), again with luxurious and comfortable bedding, and its own bath and shower room just next door. There’s a large utility room next to that for all your laundry, drying and clothes storage.
You could quite easily spend a blissful week relaxing in the beautiful interiors or enjoying the amazing garden and all its wonderful features. However the steading lies in the perfect position to enjoy so much of what Speyside has to offer. Turn right out of the drive and you head south to Aviemore, Cairngorm Mountain, Rothiemurchus, and some incredible outdoor adventures in the National Park. Turn left and you’ll be heading to the heart of Speyside with its whisky trail of distilleries, some fascinating castles, and the snow roads across the top of the park to Braemar. From Broomhill Steading, the best of the Cairngorms National Park is all yours to discover.

"We were fortunate enough to stay at Broomhill Steading on 2 separate occasions over the summer holidays. The location of the property is ideal. It’s only a short drive to Aviemore and Nethy Bridge is only 5 minutes away. On arrival the property was spotless and had everything we could possibly need during our time there. Our first visit happened to be during one of the hottest weeks of the year so we made great use of the garden areas and the BBQ’s. On our second visit the weather wasn’t so kind but that meant we got to enjoy our evenings making the most of the DVD’s, games etc that are in the property. "Broomhill steading was absolutely beautiful, such a stunning conversion and everything has been thought of! We loved sitting on the decking/in the sauna enjoying the stunning views which face the steading. The most perfect place for a relaxing getaway with friends and family. We also really liked the fact that it is so near Aviemore, where we did some shopping and exploring. The peaceful surroundings and spacious interior of the steading makes this suitable for everyone. The house was spotlessly clean, well presented and ideally situated for exploring the area. Between cycling Rothiemurchus to Loch Morlich and paddle boarding at Loch Insh, we also managed to relax on the terraced decking areas at the rear of the steading with the stunning views across cairngorm. "This was our third stay at Broomhill Steading, only this time with friends rather than young family. It is such a beautiful, spacious property and each couple enjoyed having a wing each! We took advantage of the well equipped kitchen and dining area, which is a very sociable space, by eating in most nights. We were also blessed with sunshine each day so made the most of the outside area at the rear of the Steading, which we hadn’t had the opportunity to on previous occasions. "We a had a really great holiday at the lodge. The lodge is so beautiful everything has been finished so well we couldn't believe we were staying there. We loved the amount of space especially as there was only 3 of us. The little gifts left were very much appreciated, different from what we've seen before. We would definitely like to return one day after this coronavirus business, so we could take more of the family. I think I have to warn you though we might not leave next time😋" November 2020
