LODGE FLOORPLAN

Contemporary, light and spacious with stunning panoramic views, Burnbrae is a great family-friendly detached house situated in the attractive and historic village of Carrbridge, in the heart of the Cairngorms National Park.

The lodge sits at the end of a quiet cul-de-sac, in a small cluster of luxury homes. Although the village centre is on your doorstep, views of the River Dulnain, Cairngorm Mountain or Carrbridge golf course from every window give the lodge a truly rural feeling. This large house comfortably accommodates eight and is ideal for children large and small. The furniture, fittings and finishes are of a high standard with luxury features such as underfloor heating, a wood-burning stove and a sauna.

Everyone can relax and soak up the wonderful views from the light-filled and comfortable living room with its cosy wood burner, whilst the separate dining room is perfect for more formal dining or for celebrating a special occasion. The sociable open plan kitchen-diner is equipped with breakfast bar, induction hob and a large wine fridge. It opens onto a deck from where you can enjoy those beautiful, uninterrupted views towards the mountains, whilst enjoying drinks, meals or a barbecue in the summer months. The well-equipped games room will keep the big kids entertained for hours, with pool, darts and table football, not to mention the extensive DVD collection! Meanwhile the additional snug room is perfect for children to play in or for older kids to have their own space with a third TV and sofa. You may prefer to retreat for some relaxation and tranquility in the sauna, accessed from the snug.

Upstairs the Master bedroom has a king-sized bed and contemporary ensuite shower room with double sink and walk in rain shower. There is also a double bedroom with ensuite shower room, a twin bedroom and a fourth bedroom with two sets of adult-sized bunk beds. Upstairs you’ll also find the luxurious family bathroom with its large statement bath, and there is a further shower room on the ground floor.

If you need to keep in touch with anyone while you’re away, you can make use of the free unlimited WIFI. There is plenty of storage for coats, equipment and outdoor clothes in the utility room, whilst the enormous entrance hall is perfect for everyone to get geared up for their adventures, and for removing wet, sandy, muddy or snowy kit after a fun-packed day in the Cairngorms!

"We had a great stay at Burnbrae Lodge. It was brilliant having the games room next to the kitchen/family room - it meant that adults and kids could easily hang out together. Plenty of space for two families. We visited Landmark on a horribly rainy day and we’re soaked through after the first hour! The house’s location meant we could walk back to warm up, change into dry clothes and have lunch before heading back for an afternoon session on the water slides! We really enjoyed a session at Zip Trek in Alvie estate which we hadn’t done before and the sun finally came out for a day of biking at Glenlivet trails! " June 2021

"We had a lovely holiday staying in Burnbrae Lodge. This was well equipped with beautiful modern kitchen and bathrooms. The view from the lounge of fields and mountains was stunning and we were entertained by hares boxing, deer, rabbits and pheasant playing. The games room and garage with bikes and scooters was a great edition which we made use of and enjoyed. A big thank you for having a stair gate which we hadn't thought of but needed. Very dog friendly places to eat were Boat Inn, at Boat of Garten, and Balovoulin in Aviemore. Good food and great service. Lovely walks at Loch an Eileen and Loch Morlich and trips to fort augustus along Loch Ness and also to Brodie Castle and Nairn beach which was 35 mins away. Beautiful white sand and good parking. On our last day we had breakfast at speyside Centre sitting outside, dogs welcome. Lovely little play park for granddaughter and a shop for me. A perfect end to our week. " June 2021

"We had such a wonderful stay at Burnbrae lodge. The house is beautiful and had everything we needed. The kids especially loved the games room, it kept them entertained for hours! I’m missing that beautiful view out the back of the lodge. We were so lucky with the weather that we had most of our meals outside. It was so relaxing to watch the swallows catch flies over the field. We even saw a deer wandering through the field one morning! We absolutely hope to return. Carrbridge is such a lovely place, and a great location for a holiday, there’s just so much to do in the area. " August 2021

"Thanks for your mail. We absolutely loved our stay last week at Burnbrae Lodge. The property itself exceeded our expectations and was perfect in every way. Having three older children (teens/early twenties), having so much space combined with the games room and sauna meant we could had the perfect combination of individual and family time. The quality of the lodge, furnishings and equipment was as good as we have ever had in a rental property and the service provided was excellent. We only needed to reach out once to have the BBQ gas canister replaced, which was done in a matter of hours and in time for us to enjoy a lovely meal outside on our first full day! We also loved the app which gave us so many great ideas and tips for activities and places to visit and to dine at. One of my wife and my favourite things to do was swimming most mornings in Loch Garten, a truly beautiful place. All in all it was a very memorable holiday, helped by some stunning weather it has to be said, and we can't wait to come back - the only challenge will be whether to return to Burnbrae or try one of your other lodges! "What can we say! Wow was the exclamation as each of us entered the house. Although big and roomy the property was also homely and we had a wonderful time there.
